Business tenants increasingly interested in suburban rentals

Business people seem interested in moving their offices beyond the Moscow Ring Road to the newly integrated areas. Analysts of NDV the Real Estate Supermarket found that businesses like the high quality of the suburban offices and low rental prices.

Most of the offices in New Moscow are located in A, B and B+ business centers. The total area stands at 500K square meters. All the business centers are located within 3 km of the Moscow Ring Road, which is not more than 15 minutes by bus or car from the metro. In 2019, New Moscow is expected to become more accessible thanks to four new metro stations, including Filatov Lug, Prokshino, Olkhovaya and Kommunarka. The infrastructure around the New Moscow business centers is well developed, with many supermarkets, fitness centers and pharmacies. Construction and engineering companies, airlines and travel companies like renting offices in New Moscow. A large share of the tenants rent offices with the area of 100 to 500 square meters.

NDV Head of the Department of Commercial Property Vadim Kashkin believes that within the next five years, a number of major companies and many small and medium-sized businesses will move to the newly integrated areas.

New Moscow is now expanding with residential construction. Ten new residential complexes launched sales in the fourth quarter of 2018 providing for the quarterly increase in supply of 13.9%.
