Coworking spaces conquer the market

Moscow coworking spaces boast ROI of eight to ten years, which is one of the best results in the commercial property market. There is a total of 150 coworking spaces in Moscow, according to the NDV Supermarket Nedvizhimosti real estate portal.

It is expected that 15 more large coworking spaces will open in Moscow in 2019 covering a total area of 46,000 square meters. Ten to fifteen years ago, there were small offices for rent with an hourly rent, noted NDV Director of the Commercial Real Estate Department Vadim Kashkin. These offers have been replaced with different services. Coworking spaces are suitable for both working and having business meetings.

There are many categories of coworking spaces based on services available. In addition to workstations and meeting rooms, there may be kitchens, playing areas and a gym. The new rental format is popular not only among startup owners, lawyers and freelancers but also among business people. The latter choose coworking in order to save money. The cheapest coworking space costs around RUR 7K ($106) to RUR 11K ($167) per month per workstation. Several companies offer hourly rates. Renting a workstation of a higher category will cost around RUR 13K ($197) to RUR 17K ($258) per month. Most expensive coworking spaces start from RUR 20K ($304), with business-class reception rooms, large meeting rooms and gyms available.
